Why this move is a different transaction.
Florida has no state income tax. That is real math for a lot of New England W-2 and retirement income. It is not a reason to skip insurance, HOA fees, or flood zone.
Homestead, insurance, and 55+ rules do not work like a New England single family street. We put the full monthly number on paper before you book a flight.
Timing is the usual failure point. If the house up north closes late and the Florida contract does not have room, you get stuck. We build the dates backward from the Florida closing you actually need.

01Do I have to sell the New England house first?
Not always. It depends on equity, the loan, and whether you can carry two homes for a short stretch. We run that as a number, not a slogan.
02Can I keep the camp or the summer house?
Many families do. Florida as homestead and New England as a seasonal property is a common setup. Tax treatment is on you and your CPA. I will not pretend to be that CPA.
03How long does the Florida purchase take if I am still up north?
A clean deal can close in a normal Florida window. The delay is usually insurance, condo documents, or a sale that is not really ready. We flag those in week one.
04Is this only for people from Maine?
No. Maine is where I am from and where the network is deepest. The page and the work cover New England. If you are coming from New Hampshire, Vermont, Massachusetts, Connecticut, or Rhode Island, you are in the lane.
05Is Sun City Center the only option?
No. It is my deepest market. If you want water every day or a short drive to downtown Tampa, we look elsewhere on purpose.
